Policies and Particulars

Written reservation confirmations are gladly provided by request only.

All room rates shown are based on single or double occupancy and do not include a 5% county tax and a 5% state tax.

Extra person charge of $25.00 applies.  

Reservations:  Weekend reservations during high season may require a two-night minimum stay.  Please enquire when making reservations. 

Calls are welcome from 10:00AM-8:00PM EST at 540-554-2511 or at 703-201-0210. 

Deposits:  Reservations are confirmed upon receipt of a one night’s deposit. You may either send us a personal check or you may provide a major credit card at the time of booking.  Deposits are refundable, less a $25.00 service charge, if cancellation is made at least 30 days prior to your arrival.  Refunds within 30 days are subject to our ability to re-rent the room.  

Payment:  We accept Visa, MasterCard, only.  We also honor personal checks and most major ATM cards.

Children:  The Bed and Breakfast at Poor House Farm is most appropriate for adults.  With this in mind we do accommodate responsible older children.  

Smoking:  The Bed and Breakfast at Poor House Farm is a smoke-free environment.  Considerate smokers are permitted on the porch areas only.

Check-in and check-out:  To ensure that each room is perfectly prepared for your arrival, we request that you plan to check in between 4:00PM and 7:00PM.  Arrangements can be made for earlier or later arrivals with advance notice.  Check out time is 11:00AM.
